EICR reports – why do you need one?

A commercial business, domestic home or landlord EICR (electrical installation condition report) will correctly identify the state of the installation and highlight any problem areas.

An EICR provides an assessment of the in-service condition of an electrical installation against the requirements of the edition of BS 7671.

Is an EICR a legal requirement?

Although an Electrical Installation Condition Report is not a legal requirement, many property owners and businesses are bound by legal obligations to their staff, customers or tenants which can be met by an EICR inspection. Laws such as the Landlord and Tenants Act (1985) and Health and Safety at Work Act (1974) outline the responsibilities that landlords and employers have with regards to the safety of tenants and employees.

Landlords EICR 

For landlords, a satisfactory EICR will also ensure that you are covered if a tenant decides to alter the electrical installation causing harm to people or damage to your property.

As a landlord or property manager, it is essential that all of the properties you manage are in a state considered fit for human habitation. This includes ensuring that all electrical appliances, electrical wiring, and electrical installations are safe and compliant.

How often do you need an EICR?

  • Businesses – The 1974 Health and Safety at Work Act states that employers are ‘responsible for the health and safety of their employees’ including the ‘Electricity at work regulations’. Employers are recommended to have an EICR test undertaken once every five years.
  • Landlords – Under the ‘Landlord and Tenants Act (1985) landlords must ensure that the electrical installation in a rented property is maintained safely throughout a tenancy. Landlords should have an EICR test done every five years or when new tenants enter the property.

Please note: As there are so many regulations surrounding EICR’s it is always recommended that you choose an accredited electrician with the relevant experience, skills, and knowledge to successfully carry out a detailed report for your premises.
